Updated October 2026

Buying near Tinker AFB, Fort Sill, Vance AFB, or Altus AFB starts with two separate questions: how VA financing fits your service eligibility, and what the home will cost to own. A zero-down structure can reduce upfront cash, but taxes, insurance, closing charges, and future relocation plans still shape the decision.

Establish entitlement before comparing prices

Obtain your Certificate of Eligibility and have the lender review available entitlement, especially if you already have a VA-financed home. Eligible borrowers with full entitlement do not face a VA county loan limit, although lender qualification and the property's appraisal still constrain borrowing.

With partial entitlement, county conforming limits can affect the guaranty and required down payment. Oklahoma's 2026 one-unit conforming baseline is $832,750 across all 77 counties; see FHFA Loan Limits for the official framework.

VA loans have no monthly mortgage insurance. A funding fee may apply unless you qualify for an exemption, including qualifying disability-related exemptions. Ask the lender to verify exemption status and show whether any fee is financed or paid at closing.

Use the mortgage options guide to compare VA with conventional financing rather than assuming zero down always produces the lowest total cost.

Verify the disabled-veteran property tax benefit

Oklahoma provides a 100% property tax exemption on an eligible homestead for qualifying 100% disabled veterans. The benefit is distinct from VA mortgage eligibility and does not activate automatically when a lender approves a VA loan.

Confirm the required disability certification, ownership, occupancy, and application documents with the county assessor. The Oklahoma Tax Commission provides state exemption information. Ask how approval timing affects the current tax year and your lender's escrow collection.

Other eligible homeowners may receive the $1,000 Homestead Exemption and the applicable 3% taxable Fair Cash Value growth cap. Review the Oklahoma property tax guide for assessment ratios and filing considerations.

Budget around the installation and your timeline

Compare commute routes, likely assignment length, resale flexibility, and maintenance needs around each installation. A future permanent change of station can make selling costs important even when the initial down payment is zero.

Request insurance quotes before committing. Wind and hail deductibles of 1% to 2% can create a sizable out-of-pocket loss expense. Investigate available Fortified Roof grants without counting an unapproved award as savings.

Finally, include abstract work, attorney title review, prepaid insurance, and escrow deposits in the closing cost estimator. Compare lender credits against their effect on the interest rate.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
