Oklahoma Property Taxes: 11%-13.5% Assessment Ratios, the 3% Homestead Cap and Filing Deadlines
Updated October 2026
Oklahoma property taxes are not calculated by multiplying a home's purchase price by 11% or 13.5%. Those percentages are assessment ratios, not tax rates. A useful estimate follows the county's taxable Fair Cash Value, fractional assessment ratio, exemptions, and local millage before translating the annual bill into a monthly escrow amount.
Follow the assessment calculation
County real-property assessment ratios range from 11% to 13.5% of Fair Cash Value. The applicable ratio converts that value into assessed value. Exemptions then reduce the taxable assessed amount, and local millage determines the tax.
For illustration, a $200,000 taxable Fair Cash Value at an 11% ratio produces $22,000 in assessed value. A qualifying $1,000 Homestead Exemption reduces that to $21,000. At an illustrative 100 mills, the resulting annual tax would be $2,100. Actual millage varies by location and taxing district.
The $1,000 exemption is therefore not a $1,000 reduction in the tax bill. Eligible lower-income households may qualify for a $2,000 Double Homestead Exemption in total. Review state guidance through the Oklahoma Tax Commission, then confirm the property's details with its county assessor.
Separate valuation caps from exemptions
Oklahoma generally caps annual taxable Fair Cash Value growth at 3% for qualifying homestead property and 5% for other property subject to the cap. The cap is not a guarantee that the final tax bill will rise by no more than that percentage: millage changes, improvements, and transfers can affect the outcome.
Qualifying seniors may also receive a separate valuation freeze subject to age, income, and application requirements. Do not confuse that benefit with the homestead growth cap.
Qualifying 100% disabled veterans can receive a 100% property tax exemption on an eligible homestead. Required certification and ownership requirements still need to be documented.
Calendar the filing and payment dates
Homestead applications generally have a March 15 deadline, with January 1 ownership and occupancy relevant to eligibility. Confirm current-year instructions, weekend adjustments, and additional exemption deadlines directly with the assessor.
Property taxes are generally payable by December 31. When using the permitted installment option, the first half is due by December 31 and the second half by March 31.
For a purchase, request a tax estimate reflecting your expected ownership rather than relying only on the seller's bill. Use the monthly payment calculator and review the veteran tax guide. The Consumer Financial Protection Bureau explains how tax escrows affect mortgage payments.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
