Oklahoma 77-County 2026 Conforming ($832,750) and FHA ($541,287) Loan Limits
Updated October 2026
Oklahoma's 2026 baseline conforming loan limit is $832,750 for a one-unit home in every one of its 77 counties. The state's 2026 FHA one-unit floor is $541,287. Those figures classify the mortgage amount—not the listing price, appraised value, or maximum home price a household can afford.
Know which number controls your comparison
| Financing category | 2026 Oklahoma one-unit benchmark | Practical meaning |
|---|---|---|
| Conforming conventional | $832,750 across all 77 counties | No Oklahoma county receives a higher high-cost conforming ceiling |
| FHA | $541,287 floor across Oklahoma counties | FHA uses its own county and property-unit schedule |
| Jumbo | Generally a loan above $832,750 | Financing falls outside the standard conforming size limit |
Check the applicable year and unit count through FHFA Loan Limits and HUD FHA Mortgage Limits. Two-, three-, and four-unit properties have different limits; the one-unit figures should not be reused for those purchases.
The conforming limit does not guarantee conventional loan approval. Credit, debt-to-income ratio, occupancy, appraisal, and lender requirements remain part of underwriting. Similarly, being below the FHA limit does not make a property automatically eligible for FHA financing.
Translate a purchase price into a loan amount
Consider a $900,000 one-unit purchase. A $67,250 down payment leaves an $832,750 base loan, exactly at Oklahoma's conforming ceiling. Whether that structure is available depends on the program's down payment and other requirements.
For a $560,000 FHA purchase, subtracting the $541,287 floor leaves $18,713. That arithmetic alone does not establish a sufficient FHA down payment: minimum investment rules also apply, and the upfront mortgage insurance premium requires separate treatment.
Compare actual loan structures rather than forcing every purchase into one subtraction. Use the monthly payment calculator to test balances and the mortgage options guide to compare program features.
Keep loan limits separate from assistance and expenses
OHFA's 3.5% or 5% assistance has separate eligibility and program requirements. A mortgage below the conforming limit is not automatically eligible for assistance. Likewise, VA full-entitlement borrowing follows different rules, and Section 184 has its own program framework.
Finally, leave room for Oklahoma ownership costs: taxes based on fractional assessment, homeowners insurance, and percentage wind and hail deductibles. Abstract updates, attorney title review, and prepaid expenses also affect cash to close. A loan-size ceiling is a financing boundary, not a complete household budget.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
